How do I get started?

We begin by co-creating your Clarity Playbook; this focused consultation defines your goals, outlines scope, aligns your budget, and maps next steps. You’ll receive a personalized, written summary with a projected timeline, so you have a path before you ever invest a dollar.

What’s the total timeline from concept to completion?

Our projects typically span 6 to 10 months. The first 2 to 4 months are dedicated to design, permits, and material procurement. Construction itself runs about 4 to 6 months, depending on complexity. Our upfront planning process ensures minimal surprises once we break ground.

What types of projects do you take on?

We specialize in luxury outdoor environments: custom pools, spas, hardscape, lighting, fire and water features, and full backyard transformations. Our starting point is $400,000; we are not a volume contractor. Every project is designed to integrate seamlessly with your architecture and lifestyle.

Do you handle permits and city approvals?

Yes. We manage the entire permitting process in house; from soils reports and topography to structural engineering and city submissions. You won’t be chasing paperwork or dealing with bureaucratic runaround.

Do you help with design and materials?

Absolutely. Our design team guides you through selections for finishes, hardscape, tile, lighting, and custom details. Every choice is balanced between aesthetics, function, and longevity. We prioritize natural materials that age with character, not synthetic shortcuts.

Who manages my project?

Each client is assigned a dedicated project manager who works hand in hand with your lead designer. They oversee scheduling, communication, and execution, keeping you informed without overwhelming you with minutiae.

How much should I expect to invest?

Our clients invest between $400,000 and $1.5M+ depending on design scope, lot size, and complexity. Full backyard transformations typically start at $400,000 while hillside lots or exceptionally large properties often exceed $750,000.

Do you provide post completion support?

Yes. Our Timeless Aftercare Program includes scheduled follow ups at 1 month, 6 months, 1 year, and annually for up to 5 years. We don’t just build and walk away; we stand behind our work for the long term.

Can I speak with past clients or see your work?
